The Interior Inspection
The purpose of the interior inspection is to evaluate the function of interior components and identify material and workmanship issues. These components include:

- Walls, ceilings and floors
- Doors, windows and skylights
- Counters, cabinets and trim
- Stairs
The Function
Walls and ceilings in the home are mainly decorative but do provide some rigidity to the structure. They also hide and support insulation and air/vapour barriers and conceal the mechanical systems and electrical wiring.
The purpose of the floor system is to support furnishings and provide a walking surface. Floors need to durable, smooth and level.
Common Materials
Dry wall is the most common ceiling and wall materials used today. Common floor materials are hardwood, ceramic, carpet and laminate.
Inspection Process
When inspecting the interior we examine all walls, ceilings and floors. We look for cracks, damage, nail pops and water damage. We operate all doors and windows. We inspect counters and cabinets in kitchens and bathroom. We check stairs adequate step height and width. We will also check the railings are of proper height and secure.
Common Defects
- Cracks in drywall
- Damaged counter tops
- Doors or windows difficult to operate
- Stair railings are loose
The interior defects are generally covered under one or more of the following warranties:
- One Year- Work and Materials
- Two Year – Ontario Building Code Health and Safety Violations
